Many new Celina subdivisions were built on former farmland where the natural drainage patterns were disrupted during grading. Our inspection found 1.75 inches of settlement along the southeast corner, concentrated near a downspout that was dumping directly against the slab. Soil on that side was heavily saturated while the opposite corner was dry and cracking.

We installed 12 ST3 piers along the south and east perimeter, lifted the slab back within a quarter inch of original elevation, and extended the downspout away from the foundation. Total cost was $5,400. The patio door sealed properly that evening and the drywall cracks closed within a week.
