If that fill wasn’t compacted in thin lifts with controlled moisture, it settles over time under the weight of the house. We see this pattern a lot — the original soil is stable, but the fill layer above it compresses and the slab drops in the areas where fill is deepest.

Mature Trees and Poor Drainage

The Colony has a lot of mature landscaping. Trees that were saplings when a home was built 20 or 30 years ago now have root systems that extend well past the drip line, pulling moisture from the clay all summer. Combine that with gutters that dump water right at the foundation line or a yard that slopes toward the house, and you get soil that’s soaked on one side and bone-dry on the other. That imbalance is what makes a slab tilt.

He assumed the house was “just old.” Our elevation survey showed 2.1 inches of settlement along the north side — the side closest to the lake. The clay there was saturated from poor gutter drainage, while the south-facing backyard soil was dry and pulled away from the slab edge by nearly an inch.
