Robson Ranch, Rayzor Ranch, and the subdivisions spreading west toward Argyle are going up on land that was ranchland and open prairie five years ago. Builders bring in fill soil to level pads. If that fill isn’t compacted right, it settles over time and the slab goes with it. We’re already getting calls from homes in these areas that are less than ten years old.

Denton Creek Flood Plain

The Denton Creek system and its tributaries cut through the southern and eastern parts of the city. Homes near flood plain edges go through constant wet-dry cycles. The soil stays saturated after heavy rain, then dries out fast in summer heat. That cycle is what makes clay heave and then drop, and your slab moves with it.

The 2022 drought was brutal on Denton. That summer baked the clay east of I-35 until it pulled away from slabs all over town. We saw a wave of calls from neighborhoods that had never reported problems before. Drainage is a big part of it.
