Serving Lavon & Eastern Collin County

Lavon Is Growing Fast on Some of Collin County’s Toughest Soil

Our Allen office at 1002 Raintree Cir STE 100 is the closest Stratum location to Lavon, about 15 minutes west on US-380 and SH-78. Lavon has gone from a few hundred residents to over 10,000 in just a few years, and most of that growth is happening on Blackland Prairie clay that has been farmland for over a century. The Taylor Formation underneath this part of Collin County is loaded with montmorillonite, a clay mineral that absorbs water up to 15 times its own volume. When that clay swells and shrinks through the seasons, it moves foundations.

New construction does not mean you are safe from foundation problems. A lot of the building in Lavon is happening on land that was recently cleared and graded. If the fill soil was not properly compacted, or if the builder cut corners on soil prep, you can see settling within the first few years. We have already inspected homes in Elevon and Bear Creek East that are less than five years old and showing signs of movement. Older homes closer to the lake sit on decades of wet-dry clay cycling and can have deeper issues.

We offer a free inspection with no obligation. Our crew takes elevation readings across your entire slab, checks your grading and drainage, and looks at the soil conditions around your home. Everything goes into a written report. If you do not need piers, we will tell you straight. We have done over 20,000 inspections in DFW and walked away from plenty of jobs that did not need repair. When your home does need work, we use one of our three engineered pier systems and get most jobs done in a single day.

Why Lavon Homes Have Foundation Problems

Lavon sits in southeastern Collin County on the western edge of Lavon Lake, right in the heart of the Texas Blackland Prairie. The geology here is Cretaceous-age Taylor Formation, a marine deposit made up of marl, siltstone, and clay that weathers into some of the most expansive topsoil in the state. Unlike cities further west that have pockets of Austin Chalk or limestone to stabilize the ground, Lavon’s subsurface is nearly uniform reactive clay all the way down. That consistency sounds good until you realize it means every square foot of your slab is subject to the same swelling and shrinking forces.

🟤

Taylor Formation Clay & Montmorillonite

The Taylor Formation under Lavon is rich in montmorillonite, a clay mineral that can absorb water up to 15 times its own volume. The soil swells significantly when saturated and contracts just as hard during dry spells. That constant push and pull is the primary driver of slab movement in this area. Collin County Blackland soils are often called “cracking clays” because of the deep fissures that open during summer drought.

🏗️

Rapid New Construction on Former Farmland

Lavon’s population has grown more than 130% since 2020. Thousands of homes are going up in communities like Elevon, Bear Creek East, Trails of Lavon, and Hillstead. Much of this land was agricultural for decades. When farmland gets mass-graded for development, the fill soil needs careful compaction. Rushed timelines can leave voids and inconsistencies under the slab. We see new homes with foundation movement within three to five years when the fill was not properly prepared.

💧

Lavon Lake Proximity & Water Table Fluctuations

Lavon Lake was built in 1953 on the East Fork of the Trinity River. Homes near the lake or its feeder creeks sit on alluvial deposits, clay and silt layers left behind by decades of flooding and receding water. The water table in these areas rises and falls with lake levels, which means the soil moisture under your slab can change even without direct rainfall. That inconsistent moisture is what causes differential settlement, where one part of the foundation moves while the rest stays put.

🌧️

North Texas Drought-to-Flood Cycles

The 2022 drought hit Collin County hard. Months of record heat dried the clay deep below the surface, opening cracks you could fit your hand in. Then fall rains saturated everything fast. That whiplash is the single worst thing for a slab on expansive clay. We saw a major spike in inspection requests from the Lavon and eastern Collin County area in late 2022 and through 2023. Many of those homeowners had never seen a crack in their walls before that summer.

The combination of reactive clay, new construction on converted farmland, and proximity to a major reservoir makes Lavon a challenging environment for foundations. Drainage matters more here than almost anywhere else we work. If your yard slopes toward the house, or your gutters dump water at the foundation line, the soil underneath is absorbing all of it. We check drainage during every free inspection.

Signs Your Lavon Home May Need Foundation Repair

Some of these develop slowly over several seasons. Others appear in a single dry summer. If you notice two or more, it is time to get a professional look.

Cracks running diagonally from door or window corners through the drywall
Interior doors that drag, stick, or refuse to latch when they used to work fine
Stair-step cracking in exterior brick, following the mortar lines
Floors that slope or feel uneven when you walk from one room to the next
Gaps forming between walls and ceilings, or between window frames and the surrounding wall
Tile or grout cracking in kitchens or bathrooms, especially in newer homes where the slab is still adjusting

A single hairline crack in a new home does not always mean trouble. Fresh concrete cures and shrinks slightly during the first year, and that is normal. What matters is whether your slab is actually moving. We figure that out with elevation data across the full footprint of your home. If it is cosmetic, we will let you know.

Foundation Repair Systems We Install in Lavon

Recent Lavon Area Project
Bear Creek East, Built 2021

A homeowner in Bear Creek East contacted us about doors that had started sticking in the master bedroom and hallway. The home was only three years old, built on former agricultural land. Our elevation survey showed 1.75 inches of settlement along the southeast perimeter. The fill soil under that section had not been compacted properly during construction, and two consecutive dry summers had pulled moisture from the clay underneath.

We installed 14 ST3 piers along the south and east walls, brought the slab back within a quarter inch of level, and finished by early afternoon. Total cost was $5,800. The homeowner called the next morning to say every door in the house was closing properly for the first time in over a year.

Every Lavon home is different, and the right pier depends on what is going on underground. We carry three systems. Your inspector will recommend the one that fits your soil depth and your home’s load. How much the slab has already moved factors in too.

Most Affordable
ST1 System
Concrete Pressed Piers

Starts with 1 ft of steel, then all concrete. 11,980 PSI cylinders, nearly 2x stronger than the industry standard. Works well in areas of Lavon where the clay is not as deep and there is a firmer bearing layer closer to the surface.

Most Installed in Lavon
ST3 System
Steel + Concrete Hybrid

Starts with 3 ft of steel, then concrete. Punches through shallow hard layers and reaches about 50% deeper than the ST1. This is our go-to for Lavon homes on Taylor Formation clay, where the reactive zone often extends well below the surface.

Maximum Depth
ST10 System
Deep Steel Piers

Starts with 10 ft of double-walled steel, reaching about 2x the depth of the ST1. We reserve this for severe cases with deep, active clay. Homes near Lavon Lake where alluvial deposits make the bearing depth unpredictable sometimes require this system.

What Happens During the Repair

Most Lavon jobs wrap up in one day. Our crew digs at each pier location along the perimeter, drives the pier to refusal, and lifts the slab back toward its original position. Steel brackets lock everything in place. Every hole is backfilled and compacted before we leave. You can stay in the home the whole time.

Your free lifetime transferable warranty starts the day we finish. If you sell your house later, the warranty transfers to the buyer at no cost. We also offer 0% interest financing with 6, 12, or 24-month terms and no payments required.

Foundation Repair FAQs — Lavon

Most Lavon foundation repairs fall between $2,500 and $15,000. The total depends on how many piers your home needs and how far the slab has settled. We offer 0% financing for up to 24 months with no payments.

Lavon sits on Taylor Formation clay, part of the Blackland Prairie. The montmorillonite in this soil swells dramatically when wet and shrinks when dry. On top of that, much of the building in Lavon is happening on former farmland that was recently graded. If the fill soil was not properly compacted during construction, the slab can begin settling within a few years. The 2022 drought-to-flood cycle accelerated problems for many newer homes.

Diagonal cracks in drywall near door and window corners. Doors that stick or will not latch. Stair-step cracks in exterior brick. Floors that slope or feel uneven. Gaps between walls and ceilings or around window frames. Cracking tile or grout in newer homes. An unexplained jump in your water bill, which can point to a slab leak caused by foundation movement.

Yes. Every inspection is free, no obligation. We take elevation measurements across your full slab, look at your drainage and grading, and check the soil conditions. You get a written report with everything we find. If you do not need repair, we will tell you. Our nearest office is in Allen at 1002 Raintree Cir STE 100.

Most repairs finish in a single day. The crew digs at each pier location, presses the piers to refusal, and lifts the slab back toward level. Steel brackets hold everything in place. All holes are backfilled and compacted before we leave. You do not need to move out.

Every repair includes a free lifetime transferable warranty. If you sell your home, the warranty transfers to the new owner at no charge.

We use three systems: the ST1 (concrete pressed piers, most affordable), the ST3 (steel and concrete hybrid, our most-installed system in Lavon), and the ST10 (deep steel piers for severe settlement or unpredictable soil near the lake). Your inspector picks the right one based on what the soil and your slab are doing.
